Policy
It is the policy of Morgan Properties that every potential resident, 18 years of age and over (19
years of age in Alabama) completes a rental application.
- Apartment Occupancy is limited to two (2) persons per bedroom. Exception requests are
considered and escalated to your Regional Manager for review and approval.- All exception requests should be received in writing.
- Apartments are not held without a completed application including application fee(s)
and the reservation fee/deposit or administrative fee. - Applications must be processed immediately.
- LRO pricing will not be guaranteed for longer than 24 business hours for any applicant,
including residents transferring within a community. - Application completion and approval must occur within 72 hours of application
submission. This includes receipt all documents to verify the applicant’s identity and
income. See Application Identity Verification for acceptable forms of identification. - If further processing is needed due to employment, rental history, or criminal background
where required, the applicant must be contacted within 24 hours to inform them of any
delays in processing. - If an applicant is ‘Accepted’ or ‘Accepted with Conditions’, you must contact the
applicant within 24 hours to inform them of the application decision.- If ‘Accepted with Conditions’, the applicant must satisfy the condition(s) listed to
be approved.- If the applicant(s) does not satisfy the condition(s), the applicant is denied.
- If ‘Accepted with Conditions’, the applicant must satisfy the condition(s) listed to
- All applicants that are denied based on a negative criminal history may appeal this by
submitting a written request to Morgan Properties Legal Department. See Criminal Denial Appeals procedure.- Only Regional Managers may override a denial result in the Yardi Executive

- The Online Leasing File Checklist must be completed for each application file.
- The Property Manager must review and approve the applicant’s file.
